Glaser Real Estate is run by Maarten Glaser from an office in Arroyo de la Miel, on the eastern Costa del Sol. Dutch by birth, Costa del Sol by choice. GIPE and CEPI accredited, Glaser Real Estate has been buying and selling Costa del Sol property since 2019.

The rental-management arm came in 2025 — which means when we sell you a property for short-term-let, we know exactly what its rental year looks like because we run the operation ourselves. No guesswork between sales pitch and reality.

Are you a buyer's agent or a seller's agent?

Both. We work for buyers without charging them directly — our fee is paid by the seller from the agreed sale price. We also list properties for sellers. We do not represent both sides of the same transaction. If a property of ours interests a buyer we represent, we hand the buyer to a trusted independent agent so the representation stays clean.

What does a Glaser valuation cost?

Nothing. The first valuation visit is free and includes a written estimate with three reference comparables. We charge zero up front and a fee only on a successful sale.

How long does it take to close on the Costa del Sol?

From offer accepted to keys, typically 45 to 90 days for a straightforward cash transaction. Mortgaged purchases, off-plan new-build, or rural fincas with title-cleanup needs commonly run longer. We share a tailored estimate at the discovery call.

Can a non-resident buy property on the Costa del Sol?

Yes. Non-residents can buy and own Spanish property without restriction. You'll need an NIE (Número de Identidad de Extranjero — the Spanish tax ID), a Spanish lawyer, and ideally a local bank account. We coordinate all three alongside the offer process. Many of our buyers complete entirely from outside Spain.

What taxes do I pay when buying property in Andalucía?

As a buyer of a standard resale property in Andalucía, you'll typically pay ITP (Impuesto de Transmisiones Patrimoniales) at 7%, calculated on the higher of the declared price or the cadastral reference value. A reduced 6% rate applies when the property value does not exceed €150,000 and will be your habitual residence. Lower rates — 3.5% — apply in specific cases (buyers under 35, large families, certain disability cases) within defined value caps (€150,000 / €250,000). New-build property pays 10% IVA (Spanish VAT) plus 1.2% AJD (stamp duty) instead of ITP. On top of the tax, budget ~1% notary + registry, ~1% lawyer, plus gestoría and mortgage-related fees if you finance — totalling 10–12% on resale and 12–14% on new-build. Plusvalía municipal (the tax on the increase in urban-land value) is paid by the seller, not the buyer, on a standard resale. Figures as of May 2026; your lawyer or gestor confirms what applies to your transaction. This is general information, not tax advice.

Do I need an NIE before I can buy?

Yes — the NIE (Spanish tax ID for foreigners) is required to complete a purchase. If you don't have one, we coordinate it through your lawyer alongside the offer process. It typically takes a few days at the police station, or by appointment at a Spanish consulate abroad.

Which cities and towns do you cover?

Eight coastal Costa del Sol cities (Málaga, Torremolinos, Benalmádena, Fuengirola, Mijas, Marbella, Benahavís, Estepona) and eight inland Andalusian towns across the Guadalhorce valley and the Sierra de las Nieves. Sixteen places total.

Can you handle the buying process if I'm not in Spain?

Yes. We do video walkthroughs after our in-person assessment, hold offers, coordinate the lawyer and notary, and arrange a power of attorney where needed. Many of our buyers complete remotely. The valuation itself is always done in person — we don't assess on video.

What's the difference between Glaser Real Estate and the Glaser holiday-rental management arm?

Three branches under one roof. Real Estate handles buying, selling and investment advisory. The Glaser holiday-rental management arm operates the day-to-day for owners who want to let. Investment advisory sits across both — and the in-house rental arm means we know each property's rental year directly when we sell or buy it.
