Both. We work for buyers without charging them directly — our fee is paid by the seller from the agreed sale price. We also list properties for sellers. We do not represent both sides of the same transaction. If a property of ours interests a buyer we represent, we hand the buyer to a trusted independent agent so the representation stays clean.
Nothing. The first valuation visit is free and includes a written estimate with three reference comparables. We charge zero up front and a fee only on a successful sale.
From offer accepted to keys, typically 45 to 90 days for a straightforward cash transaction. Mortgaged purchases, off-plan new-build, or rural fincas with title-cleanup needs commonly run longer. We share a tailored estimate at the discovery call.
Yes. Non-residents can buy and own Spanish property without restriction. You'll need an NIE (Número de Identidad de Extranjero — the Spanish tax ID), a Spanish lawyer, and ideally a local bank account. We coordinate all three alongside the offer process. Many of our buyers complete entirely from outside Spain.
As a buyer of a standard resale property in Andalucía, you'll typically pay ITP (Impuesto de Transmisiones Patrimoniales) at 7%, calculated on the higher of the declared price or the cadastral reference value. A reduced 6% rate applies when the property value does not exceed €150,000 and will be your habitual residence. Lower rates — 3.5% — apply in specific cases (buyers under 35, large families, certain disability cases) within defined value caps (€150,000 / €250,000). New-build property pays 10% IVA (Spanish VAT) plus 1.2% AJD (stamp duty) instead of ITP. On top of the tax, budget ~1% notary + registry, ~1% lawyer, plus gestoría and mortgage-related fees if you finance — totalling 10–12% on resale and 12–14% on new-build. Plusvalía municipal (the tax on the increase in urban-land value) is paid by the seller, not the buyer, on a standard resale. Yes — the NIE (Spanish tax ID for foreigners) is required to complete a purchase. If you don't have one, we coordinate it through your lawyer alongside the offer process. It typically takes a few days at the police station, or by appointment at a Spanish consulate abroad.

Yes. We do video walkthroughs after our in-person assessment, hold offers, coordinate the lawyer and notary, and arrange a power of attorney where needed. Many of our buyers complete remotely. The valuation itself is always done in person — we don't assess on video.
