Glaser Real Estate is a registered Spanish real-estate brokerage. We hold professional accreditations with GIPE (the Spanish Association of Real Estate Agents) and CEPI (the European Council of Real Estate Professions).
2. Purpose of the site
The site provides general information about properties for sale on the Costa del Sol, the buying and selling process in Spain, regulatory context, area guides, and ways to contact us. It is a marketing and information tool — it is not a transactional platform. No agreement to buy, sell or invest is concluded through this site.
3. Permitted use
You may use the site for personal, non-commercial purposes — browsing, reading, requesting information, and saving pages for your own reference. You may not:
- Copy, scrape or systematically extract content (text, images, listings) for republication, training datasets, or competing services
- Use the site or its contact forms for spam, fraud, or any unlawful purpose
- Attempt to gain unauthorised access, probe for vulnerabilities, or interfere with the site's normal operation
- Misrepresent your identity or your reason for contacting us
- Post or transmit content that is unlawful, defamatory, or infringes third-party rights
4. Property listings & market information
Property details, photos, prices, dimensions, plans, features and area information are published in good faith based on data provided by sellers, our partner network, and the Resales V6 multi-agent feed. We make every reasonable effort to keep them accurate, but:
- Listings are indicative, not contractually binding. Any property may be sold, withdrawn, or have its price changed at any time without notice on the site.
- Photos and floor plans are illustrative. Built area, plot size, room count and orientation should be verified on the official documents (escritura, Nota Simple, energy certificate) before any offer.
- Statements about taxes, fees, licensing (VUT, NRUA), community-of-owners rules and timelines are accurate to the best of our knowledge as of the "Last updated" date on the relevant page. Spanish property law and municipal rules change. Always verify current rules with a Spanish lawyer or with us before relying on them.
- Where a page references "as of May 2026" or a similar date stamp, it is correct as of that month. Older content is not retroactively updated each time the law changes.
5. No legal, tax or investment advice
Content on this site — including the journal, area guides, FAQ answers, and the Invest section — is general information for prospective buyers, sellers and investors. It is not legal, tax, financial or investment advice. Past performance, anecdotes and market commentary are not a forecast of future returns. Property markets fluctuate, and rental income and capital growth depend on factors specific to each property and each owner.
Before making a buying, selling or investment decision, take independent professional advice from a Spanish-qualified lawyer (abogado), a Spanish tax adviser (asesor fiscal/gestor) and, where relevant, a regulated financial adviser. 6. Intellectual property
All content on the site — text, photographs, logos, graphics, the "Glaser Real Estate" name and the design and structure of the pages — is owned by Glaser Real Estate or used under licence, and is protected by Spanish and EU copyright and trade-mark law. You may not reproduce, distribute, modify or use any of it commercially without our prior written permission.
Some property photographs are owned by the seller, the developer or their agents and are used here under the listing agreement. They may not be reused outside the context of marketing the specific property.

7. External links
The site may link to third-party websites — for example a notary, a lawyer, a bank, the Junta de Andalucía, or the AEPD. We provide these links for convenience. We do not control or endorse the content of those sites, and we are not responsible for their accuracy, availability or privacy practices.
8. Availability & accuracy
We aim to keep the site available 24/7 and to keep listings, contact details and regulatory information up to date. We do not guarantee uninterrupted access, freedom from errors, or perpetual availability of any specific page or listing. We may modify, suspend or discontinue any part of the site without notice.
9. Limitation of liability
To the maximum extent permitted by Spanish law, Glaser Real Estate is not liable for indirect, incidental, special or consequential losses (including loss of profit, opportunity, expected returns or goodwill) arising from your use of the site, from reliance on its content, or from inability to access it. Nothing in these terms limits our liability for fraud, gross negligence, or anything else that cannot be excluded under applicable Spanish law.
For the avoidance of doubt: this clause covers use of the website. Where you engage Glaser Real Estate as your agent under a separate written brokerage or buyer-representation contract, the liability terms of that contract govern that engagement.

12. Governing law & jurisdiction
These terms and any dispute arising from them or from your use of the site are governed by Spanish law. The courts of Málaga, Spain have exclusive jurisdiction, except where mandatory consumer-protection rules give a consumer the right to bring proceedings in their country of residence.
