About Marbella

Marbella is the Costa del Sol's premium market and its most aggressively licensed. Puerto Banús, the Golden Mile, Nueva Andalucía and the eastern beaches each have distinct property economies. New-build off-plan delivery on the East Side and in Nueva Andalucía has been steady through 2024–2026; secondary stock turns over more slowly. The municipality enforces short-term rental licensing with more discipline than most coastal towns, and many gated communities have voted to prohibit new VUT applications under the April 2025 amendment. Buyers come in three rough segments: lifestyle primary, seasonal investor, and capital-growth speculator. The first two are the strongest segments to operate in.
