Discovery call

Tell us roughly what you're after — budget, location, single-home or rental yield, timing. We tell you whether the Costa del Sol is the right call and which cities fit. Nothing is agreed yet.

Day 1

Written brief

A short written brief that captures what you said: what kind of home, what kind of street, what to avoid, what your timeline is. You sign off before we go anywhere.

Day 1

Shortlist

Five to ten properties that fit the brief — including off-market and pre-launch listings from our broker network. We pre-screen and tell you honestly which ones are worth your time.

On-site

Walkthroughs

In person, one or two days. We come with you. Honest opinions on the building, the community, the street, the licensing situation. The visit is the most important hour of this whole process.

Day 10–14

Due diligence

Building checks, community-of-owners vote history (the 3/5 rule for short-term rental), VUT viability if it matters (the Andalusian holiday-rental licence), structural engineer where needed, mortgage pre-approval if you need one.

Day 14–21

Offer + negotiation

We draft the offer and negotiate the deal. Direct line to the seller's agent. You see every counter, every comparable, every reason for the number. No theatre.

Day 21–60

Lawyer + notary

Your lawyer drafts, we coordinate. Reservation contract, NIE if needed, deposit, escritura (the title deed signed at a notary), taxes settled. We sit beside you for every signing.

Closing day

Keys + handover

Keys, utility transfers, community introduction, alarm codes, parking, deliveries. If the property is going into rental, we walk it directly across to our management arm. If it's for own use, we're still here for the next thing you need.

Things worth knowing

Three things most agencies don’t mention.

The community vote (3/5 rule).

The 3/5 community-of-owners vote rule for short-term-rental activity has been part of Spain’s Ley de Propiedad Horizontal since 2019 (RDL 7/2019) and was reinforced by the Supreme Court in October 2024. From 3 April 2025 (Ley Orgánica 1/2025), the rules tightened: new short-term-rental licences in apartment buildings need a 3/5 vote from the comunidad de propietarios. Before any viewing on a building you’re seriously considering, we check its vote history in the community meeting minutes.

Málaga city moratorium.

The Ayuntamiento de Málaga adopted a 3-year municipal-wide suspension of new VUT licences in August 2025 — in effect until August 2028 — under article 6.2 of Andalucía’s Decreto-Ley 1/2025. It covers the whole municipality of Málaga, not just specific streets. Licences granted before the suspension continue under the previous regime. Adjacent municipalities (Torremolinos, Rincón de la Victoria, etc.) have their own rules and are not affected. We confirm the live position on any property before we recommend it.

The NRUA register.

Royal Decree 1312/2024 created the NRUA — a national rental registration number for short-term and temporary lets. Mandatory since 1 July 2025. It’s issued by the Registro de la Propiedad (the Spanish Land Registry) through the Ministerio de Vivienda’s Ventanilla Única Digital, on the basis of the underlying municipal/autonomous licensing. Without an NRUA you cannot list on Airbnb, Booking or any other platform. We handle the application as part of onboarding for managed properties.

All three notes reflect our reading of Spanish property law and Andalusian licensing as of May 2026. Regulations change — we refresh quarterly and walk every buyer through the live position before any offer.
