How buying with us works

Eight steps, start to keys.

From the discovery call to handover, we sit on your side of the table. Here's the sequence we follow with every buyer — written down so there are no surprises.

01
Day 1

Discovery call

Tell us roughly what you're after — budget, location, single-home or rental yield, timing. We tell you whether the Costa del Sol is the right call and which cities fit. Nothing is agreed yet.

02
Day 1

Written brief

A short written brief that captures what you said: what kind of home, what kind of street, what to avoid, what your timeline is. You sign off before we go anywhere.

03
Day 1

Shortlist

Five to ten properties that fit the brief — including off-market and pre-launch listings from our broker network. We pre-screen and tell you honestly which ones are worth your time.

04
On-site

Walkthroughs

In person, one or two days. We come with you. Honest opinions on the building, the community, the street, the licensing situation. The visit is the most important hour of this whole process.

05
Day 10–14

Due diligence

Building checks, community-of-owners vote history (the 3/5 rule for short-term rental), VUT viability if it matters (the Andalusian holiday-rental licence), structural engineer where needed, mortgage pre-approval if you need one.

06
Day 14–21

Offer + negotiation

We draft the offer and negotiate the deal. Direct line to the seller's agent. You see every counter, every comparable, every reason for the number. No theatre.

07
Day 21–60

Lawyer + notary

Your lawyer drafts, we coordinate. Reservation contract, NIE if needed, deposit, escritura (the title deed signed at a notary), taxes settled. We sit beside you for every signing.

08
Closing day

Keys + handover

Keys, utility transfers, community introduction, alarm codes, parking, deliveries. If the property is going into rental, we walk it directly across to our management arm. If it's for own use, we're still here for the next thing you need.

Things worth knowing

Three things most agencies don’t mention.

The community vote (3/5 rule).

Since the April 2025 amendment to Spain’s Ley de Propiedad Horizontal (the law of horizontal property), new short-term-rental licences in apartment buildings need a 3/5 vote from the comunidad de propietarios (the community of owners). Before any viewing on a building you’re seriously considering, we check its vote history in the community meeting minutes.

Málaga city moratorium.

Málaga municipality is in a 3-year moratorium on new VUT licences (the Andalusian holiday-rental permit). Existing licences are grandfathered. We tell you which side of the line a property sits on.

The NRUA register.

Royal Decree 1312/2024 created the NRUA — the national rental registry. Mandatory since July 2025 for any short-term let. It’s an extra step, not a barrier, but you need it before you list.

All three notes reflect our reading of Spanish property law and Andalusian licensing as of May 2026. Regulations change — we refresh quarterly and walk every buyer through the live position before any offer.

“Recently purchased an apartment with Maarten. Whole process was very smooth and easy. A large part of that was attributed to Maarten’s impressive work ethic. He was always available and got back to any queries immediately which was very reassuring. A hard working yet friendly and relaxed professional.

Why Glaser

A family-led practice with three branches.

We’re not a chain — but we’re not a single agent either. Glaser is a multilingual team working from our office in Arroyo de la Miel since 2019, GIPE and CEPI accredited, with seasoned negotiators, a dedicated marketing function, professional photographers and a network of vetted lawyers, notaries and surveyors across the Costa del Sol.

We cover all three sides of Costa del Sol property under one roof: real-estate sales, holiday-rental management, and property investment advisory. The team that sells you a property knows its rental year and its yield context directly — because the same group runs both. No daylight between sales pitch and operational reality.

  • GIPE-registered, CEPI-accredited — bound by a published code of conduct
  • Three branches under one roof: real estate, rental management, investment
  • Multilingual team — we work with you in your own language
  • Off-market and pre-launch broker access
