This policy explains what personal data Glaser Real Estate collects when you visit this website or contact us, what we do with it, and what rights you have in relation to it. We follow the EU General Data Protection Regulation (GDPR) and Spain's Ley Orgánica 3/2018 (LOPDGDD).

2. What data we collect

We collect personal data only in two situations:

When you contact us — through the contact form, the homepage CTA form, the seller-valuation form, or by emailing/calling/messaging us. Typical fields: name, email, phone (optional), the country you're based in, the property location and budget you're considering, and any free-text message you send. These are processed under the legal basis of "performance of a contract or pre-contractual measures" (GDPR Art. 6.1.b) and your consent (Art. 6.1.a).
When you browse the site — we collect anonymous usage data (pages visited, approximate location from IP, browser type, time on page) via Google Analytics. This is processed under the legal basis of "legitimate interest" (Art. 6.1.f) in understanding how visitors use the site, with consent collected via the cookie banner. 3. Why we use it

Strictly to:

Reply to your enquiry and arrange a discovery call or property viewing
Coordinate any subsequent buying, selling or investment process you engage us for
Comply with our legal obligations (anti-money-laundering checks at the offer stage, tax-reporting where applicable)
Improve the website (anonymous analytics only)

We do not use your data for unsolicited marketing or share it with third parties for marketing purposes.

4. Who receives it

Your data is shared only with the following processors, all bound by data-processing agreements:

Formspree (US) — handles delivery of contact-form submissions to our inbox. Privacy policy
Google Analytics (US/EU) — anonymous site analytics. Privacy policy
Vercel (US/EU) — website hosting. Privacy policy

Where processors are based outside the European Economic Area (EEA), transfers are made under Standard Contractual Clauses (SCCs) approved by the European Commission, providing equivalent data-protection safeguards.

5. How long we keep it

Active enquiry data: kept for the duration of our communication and up to 12 months after the last contact, unless you ask us to delete it sooner.
Client transaction data: kept for 6 years after the transaction closes, as required by Spanish tax and AML legislation.
Analytics data: 26 months (Google Analytics default), then automatically deleted.

6. Your rights

Under GDPR and the Spanish LOPDGDD, you have the right to:

Access — request a copy of the personal data we hold about you
Rectification — correct inaccurate data
Erasure ("right to be forgotten") — request deletion of your data
Restriction — limit how we use your data
Portability — receive your data in a structured, machine-readable format
Objection — object to processing based on legitimate interest
Withdraw consent — at any time, where processing is based on consent

You also have the right to lodge a complaint with the Spanish data-protection authority, the Agencia Española de Protección de Datos (AEPD): www.aepd.es.

7. Security

We protect your data with technical and organisational measures appropriate to the risk: HTTPS encryption in transit, restricted access to enquiry inboxes, password-managed processor accounts, and minimal data retention. We do not store payment-card information.

8. Changes to this policy

We may update this policy to reflect changes in our practices or in the law. The "Last updated" date at the top will reflect any changes. Material changes will be flagged on the homepage or notified by email where we have one for you.
